$6,000

That’s 12× what the inspection cost, toward our closing costs.

Your inspection is your leverage. Use it.

The report lands. It’s dozens of pages, and you have days to respond. So a lot of buyers ask for a few small repairs, or nothing at all, and pay for the big problems after closing. The inspection already found your leverage. We turn it into a number.

We built this for our own house

Our inspection found a roof laid over an older roof, with about 4 to 5 years of life left. Nobody could see that at a showing. It also found rot in a back wall, a sagging deck and a list of electrical fixes.

We priced every repair, left out normal wear and tear, and sent the sellers one fair, specific request. They agreed to $6,000 toward our closing costs. Then we built Home Truth so every buyer can do the same.

Fair asks get a yes

We price real defects that nobody could see at a showing. We leave out normal wear and tear, and anything you already knew about before your offer. A request backed by numbers is hard to say no to, and it keeps your deal on track.

Questions

Is this a contractor bid?

No. These are estimates for typical repair costs, shown as a low-to-high range. They give you a fair number to negotiate with. Get bids from contractors for the actual work.

Does this replace my agent?

No. It gives your agent the numbers and the reasoning, so the request is specific and hard to brush off.

What do I upload?

The PDF your home inspector sent you. Add any separate gas, radon or sewer reports too. More reports, more leverage.

How long does it take?

About 3 minutes to upload and answer the questions. Your report is ready a few minutes after you pay.

What if it doesn't work?

If we can't make your report, you get a full refund automatically.

Who sees my files?

Only you, and our system to make your report. Files are kept in private storage and never shared or sold.
